Fog Sealing

Fog seals are a mixture of asphalt emulsion and water applied to the asphalt surface of a road, street or highway. The Asphalt Emulsion Manufacturers Association (AEMA) defines a fog seal as “a light spray application of dilute asphalt emulsion used primarily to seal an existing asphalt surface to reduce raveling and enrich dry and weathered surfaces”.

Fog seals can seal hairline cracks. Fog seals serve as a vital protective layer against water intrusion and harmful UV rays. Asphalt pavement, while durable, is subject to wear and tear over time. However, by incorporating timely repair and maintenance strategies, such as sealcoating or  the use of rejuvenating seals, you can significantly extend the lifespan of your asphalt parking lot while improving its overall cost-effectiveness.

Sealcoat Benefits

Preventing Water Intrusion:
Sealcoating fills early-stage cracks, preventing water from seeping beneath the surface and preserving the integrity of the pavement.

Slowing Oxidation:
Sealcoating slows the deterioration caused by oxidation, which makes the pavement brittle and susceptible to cracks, thus extending its lifespan.

Protection from Oils and Gasoline:
Sealcoating shields the asphalt binder from petroleum-based liquids, preventing softening and extensive damage.

Enhancing Skid-Resistance:
Sealcoating with fine aggregate replenishes surface traction, improving safety for vehicles and pedestrians.

Maintaining Flexibility:
Regular sealcoating preserves pavement flexibility, reducing the risk of cracking as the asphalt ages.

Facilitating Cleaning:
Sealcoated pavement is easier to clean, enhancing maintenance efforts and overall aesthetics.

Extending Pavement Life:
By addressing various forms of deterioration, sealcoating contributes to extending the lifespan of the pavement, ensuring a solid return on investment.

Cost Savings:
Properly maintained parking lots save significant costs over time, making sealcoating a financially prudent choice.

Benefit your Property in the Long Term

Beyond functionality, sealcoating enhances the aesthetic appeal of your property, leaving a positive impression on tenants, customers, or residents. Regular maintenance, including sealcoating and striping, demonstrates your commitment to property upkeep and leaves a lasting first impression.

It’s important to note that while sealcoating offers numerous benefits, it’s primarily a protective and aesthetic measure rather than a structural enhancement, akin to painting a house for protection and visual enhancement. Don’t overlook the importance of sealcoating for your parking lot. Contact us today to learn more about our sealcoating services and how they can benefit your property in the long term.

Rejuvenating Seals

Rejuvenating seals are a combination of various rejuvenating oils or a mixture of asphalt emulsion and recycling oils applied to the asphalt pavement surface. There are a variety of rejuvenating seals used in New Mexico.  Rejuvenating emulsions restore the maltenes or light components that have oxidized and softened the existing binder, thus reducing the viscosity and improving the flexibility of the binder.

This is beneficial in situations where the surface has an open texture and the existing binder is brittle from age. For the seals to be effective they must penetrate into the existing asphalt concrete surface. Rejuvenators can seal hairline cracks by expansion of the binder.

Rejuvenating Seal Benefits

  • Increases penetration value of the asphalt cement in the top portion of the pavement which extends the pavements lifecycle
  • Seals pavement against intrusion of air and water, thereby slowing oxidation, preventing stripping and raveling and protects the pavement in depth
  • Increases the durability of the asphalt in the top portion of the pavement by improving the chemical composition of the asphalt cement
